BEECHER, IL — A property owner on Dixie Highway in the Beecher area received approval from the Will County Land Use and Development Committee on Thursday, November 6, 2025, for a series of zoning changes needed to bring unpermitted structures into compliance.

The committee voted unanimously to approve a map amendment to rezone a portion of the property at 27115 S. Dixie Hwy. from A-1 Agricultural to C-6 Recreation Commercial. The property owner, JoeAndy Holdings Inc., had been cited for building a log cabin and stage without a permit. Upon review, county staff discovered the structures were partially built on an A-1 zoned parcel, where the recreational use is not permitted. The southern portion of the property is already zoned C-6.

Anna Lukaszczyk, representing the owner, explained that the owner was unaware the property consisted of two different zoning districts when the structures were built. “The other part is on C-6, so that they have to combine both and make it one zoning district,” she said.

In addition to the rezoning, the committee approved two related variances: one to allow the stage’s maximum height of 28.5 feet (exceeding the 25-foot limit) and another to allow a fence height of 6 feet within a street setback (exceeding the 4-foot limit).

County staff and the Planning and Zoning Commission had previously recommended approval of the map amendment and variances. The commission voted 6-0 in favor of all requests at its October 7 meeting, noting the changes would resolve the zoning violation. No public objections were received. The measures now advance to the full County Board
